Design-Build

One contract that carries a commercial project from first sketch to certificate of occupancy, with a single team answerable for both the drawings and the building.

One Contract, One Party Accountable

Design and construction held under a single agreement, so nobody is left pointing across the table when a question comes up.

In a design-build delivery, Aghorn Interests holds one contract for both the design and the construction of your project. Instead of hiring an architect, then bidding the finished drawings, then finding out what the building actually costs, you get a single accountable party from the first budget conversation onward.

That structure closes the gap between what gets drawn and what gets built. The architect and engineers work alongside the builder pricing the job, which shortens the route from idea to permit and keeps the design honest against the budget the whole way through. It is the same discipline that has run every project we have taken on since we opened in 2010, applied one step earlier in the process.

Why Design-Build

Bringing design and construction under one roof takes the friction out of the process and puts the budget in charge from day one.

  • A single source responsible for both design and construction
  • Early architect and engineer engagement, priced as they draw
  • Budget-aligned design, so cost keeps pace with the drawings
  • Fewer change orders that trace back to design gaps
  • A shorter, more predictable route from idea to permit
  • A schedule you can finance and plan a move-in against

Three Things That Become One

The value of design-build is simplest to see in what it consolidates. Three moving parts, folded into one line of accountability.

One Contract

Design and construction sit under the same agreement with Aghorn Interests, so the design that gets approved is the design that gets priced and built, with no handoff to renegotiate in between.

One Point of Contact

You talk to the builder who is pricing the job and running the field. Questions about cost, drawings, and schedule all land with the same accountable team instead of bouncing between offices.

One Schedule

Design, permitting, and construction are planned as a single timeline rather than three sequential ones, which is where design-build earns its shorter, more predictable path to occupancy.

One contract. One builder. Let's talk.
